In 1996 it became LAW that all landlords who rent part, or all of a property, must have all gas appliances and pipe work checked and a certificate to prove it every 12 months.

GAS SAFETY REQUIREMENTS

The following should be checked whenever a new tenant moves into a property, annual on domestic properties or as part of the annual gas servicing of the boiler.

1. Check appliance/appliances for gas soundness and record results
2. Check standing and working pressure and record results
3. Check burner pressure / gas rate against manufacturers data plate and recommendations
4. Check for satisfactory provision of all necessary ventilation.
5. Test flue flow to ensure safe removal of products of combustion.
6. Check satisfactory operation of all the flame failure devices (if fitted)
7. Investigate any evidence of unsafe operation and report to the owner/landlord
8. Check for physical stability, presence and effectiveness of stability brackets
9. For a Landlords Safety Record inspection a soundness test of the full system must be carried out
